Terms & Conditions

UniHome cares about our visitors and users experience. We are committed to make your experience with us enjoyable. Please read through the following terms and conditions prior to making your purchases, subscriptions, bookings and using our sites and services. You agree to have acknowledged the following terms and conditions, understood and agreed to abide and adhere to them by making any purchases, subscriptions, bookings, or using our sites and services. If you do not agree to any of these terms and conditions, you shall cease accessing and using the sites and services. In the event of any discrepancy or inconsistency between the Chinese and English versions, the English version shall prevail. 

Online Marketplace

UniHome cares about the shopping experience of our buyers and sellers. We are committed to make your shopping and selling experience with us enjoyable. You agree to have acknowledged the following terms and conditions, understood and agreed to abide and adhere to them through listing on our platform, selling, or purchasing items.

Flea Market

  1. Online Marketplace @ UniHome provides flea market as a platform for users to let go their pre-loved items, and for users to buy the pre-owned items at a cheaper price than the original one. 
  2. Any unused items or used items, regardless of how many times the items were used, shall be listed lower than the original market price.
  3. UniHome practises UniGuarantee policy, in which the payment made by buyers would be held by UniHome first, and then the payment made by buyers would only be released to the sellers upon the complete collection of the items bought by buyers. 
  4. All payments shall be made through the payment gateway provided by UniHome to prevent any cases of frauds. UniHome shall not be liable for any agreements that are made personally between buyers and sellers, and any of the consequences which arise from the aforementioned situations.
  5. Upon the complete collection of the items bought by buyers, UniHome would initiate and execute payout to the respective sellers within three working days. Please note that the availability of the amount in the correspondent bank account is subject to the banker service time.
  6. Sellers are in total responsibility to provide every details of the item to be listed, as well as personal details and banking details or payout details as requested upon filling the form to list his/her pre-loved items. Any faulty or incorrect information provided, which in any way, results in the delays of payout execution or any unwanted circumstances, would be fully borne by the sellers. UniHome would not entertain any requests arising from the aforementioned situations. 
  7. If sellers were to cancel an order in which a payment is made, UniHome would refund the total payment made to the buyers within seven working days starting from the time of cancellation. 
  8. If buyers were to cancel an order after a payment is made within 24 hours, due to personal considerations, or any other reasons, a full refund excluding platform fee and any applicable tax paid upon purchase, shall be issued to the buyers. However, such refund shall be refunded in terms of UniPoints which is equivalent to the refund amount. For any cancellation exceeding 24 hours after a payment is made, UniHome would not issue a refund to the respective buyers and any refund request would not be entertained.
  9. In the event of any refund, we only offer to issue a refund in terms of UniPoints and no cash refund is offered, unless otherwise stated. For more details, please refer to the cancellation, return and refund policy.
  10. UniHome would offer item pick-up services for sold items listed by sellers free of charge, on every Saturday, starting from 9.30am to 5.00pm.
  11. The item pick-up service is only applicable for items which is deemed to be fit enough to be fit into a transportation vehicle. The transportation vehicle aforementioned include passenger cars which falls under the category of b-segment small cars and c-segment medium cars. The decision for which an item which is deemed to be fit enough to be fit into the described transportation vehicles is to be made by UniHome at its sole discretion. In certain circumstances, UniHome may decide, in its sole discretion, at any time, that whether an item is applicable for free item pick-up service, or with additional charges for using commercial vehicles such as van, lorry and truck. In the event of this situation, UniHome would provide an alternative to the free item pick-up service for sellers with prior notification, which includes but not limited to commercial transportation service with additional charges. 
  12. Buyers can choose for either self-collection or delivery service for the products bought.
  13. For self-collection service, buyers would be connected with sellers for further arrangement on self-collection service. As such, UniHome shall not be responsible or liable for any situations and issues arise from the self-collection service. Buyers shall use the self-collection service at their own risk. UniHome shall not entertain any request in this regard.
  14. UniHome offers delivery services for customers who are not convenient to opt for self-collection. The delivery fees are charged at a rate based on the distance of the delivery location and are subject to change without prior notice. However, the fee changes would not affect any orders made prior to the effective date of the fee changes.
  15. The delivery fees are subject to the size and weight of the item to be delivered. In certain circumstances, UniHome, in its sole discretion, may impose additional charges on any heavy-weight and/or large-sized items which we reasonably consider as heavy-weight or large-sized.
  16. Delivery services are currently only available to the areas of USM Main Campus & nearby USM off-campus accommodation, and the delivery process might take up to three to seven working days.
  17. Currently, we only offer delivery services on every Saturday, starting from 10.30am to 12.30pm and 2.00pm to 5.00pm. 
  18. For locations within USM main campus, a flat rate of RM 4 is charged for delivery service. For locations within desasiswa RST (Restu, Saujana, Tekun), a flat rate of RM 5 is charged for delivery services. For any off-campus locations, the rate is based on the distance of the delivery location. 
  19. In certain circumstances, UniHome would offer and provide express delivery for certain urgent delivery cases within or nearby USM area. If you would like to opt for express delivery, please do contact us at unihome97@gmail.com or via WhatsApp at +60 16-619 8324. We would discuss the specific details for such delivery and arrange the delivery with you as soon as possible.
  20. UniHome shall attempt to deliver the products not more than two times only in case if the buyer is unresponsive or unable to collect, unless otherwise stated. UniHome would contact the buyers before any attempt to deliver the items.
  21. Any undelivered items upon the comfirmation of delivery services scheduled would be stored by UniHome and allowed for self-collection, not exceeding seven working days. Exceeding the aforementioned seven working days means that you forfeited your items, and the items are now solely owned by UniHome to proceed to any further procedures.
  22. Buyers are encouraged to thoroughly check on the items bought upon collecting the products. Any dispute arising after collecting the items shall not be liable to UniHome. 
  23. By using our services, you understand and agree that UniHome shall be authorized to check and validate the product for customers upon picking-up of the items. 
  24. For items collected from the sellers for delivery services, UniHome would thoroughly check on the items for buyers. Buyers are allowed to check again on the delivered items upon collecting. However, UniHome reserves the right of final decision in the event of any dispute.
  25. UniHome shall not be responsible for any damage, or whatsoever consequences on the product, that arise from the buyers’ and sellers’ side.
  26. By using our services, you acknowledge and agree to the item pick-up and delivery policy.
  27. Any items prohibited by the school, authority, government or any legal entity(ies) shall be automatically listed under the list of prohibited items to be allowed for UniHome listings. In certain circumstances, UniHome, in its sole discretion, reserves the right to prohibit any items, which UniHome may reasonably decide that the items are not suitable, good enough, harmful or violating the terms and conditions, by any means, for listings on our platform.   
  28. UniHome reserves the right to make any changes or updates on the terms and conditions, online marketplace policy, as well as item pick-up and delivery policy without prior notification.

Online Store

  1. UniHome is partnering with various parties and shall launch UniStore soon. Stay tuned! 

UniRent

UniRent @ UniHome provides a one-stop platform for the direct matching between landlords and tenants. This means that landlords can create listings for accommodation for free through this platform and tenants can search for free and book accommodation directly from the landlords, or collectively, the E-Rental Accommodation Services. Landlords and tenants shall sign up to UniHome and become a member prior to using the E-Rental Accommodation Services. By using the sites and services, you agree to have acknowledged the following terms and conditions, understood and agreed to abide and adhere to them.

General

  1. By using the sites and E-Rental Accommodation Services @ UniHome, you acknowledge and agree that UniHome is not a party to any mutual agreements made between the landlords and tenants. You further acknowledge and agree that UniHome shall disclaim all liabilities and any consequences arising from the mutual agreements aforementioned and the usage of the sites and services. 
  2. UniHome provides a one-stop online platform to facilitate the connection and communication between landlords and tenants for accommodation service, so that the booking of accommodation can be made directly between landlords and tenants. Therefore, UniHome is not a real estate broker, agency, agent, or insurer and any listings, bookings, and agreements shall be made and accepted by the users at their own risk. 
  3. UniHome does not have any control over the conduct of landlords and tenants, as well as any users of our sites and services and any registered members. UniHome also does not have any control over any content of the created listings made for accommodation booking and services through UniHome. Therefore, UniHome shall not be responsible of and disclaims all liabilities related to the matters or events aforementioned to the maximum extent permitted by law. 
  4. By using our sites and services, you acknowledge and agree that the landlord users are solely responsible to honour any reservation bookings and confirmed bookings. 
  5. By using our sites and services, you acknowledge and agree that any tenant users shall agree to accept all the terms and conditions, as well as all rules and restrictions associated with the booked accommodation, to the maximum extent permitted by law. You further acknowledge and agree that any tenant users shall be in sole responsibility to perform the obligations as required by any of such agreements, and UniHome is not a party thereof, where UniHome shall not be responsible of, and in liability for any issues and anything in relation to any of such agreements made between landlord users and tenant users. 
  6. Landlord users are free to create listings after signed up and registered as UniHome’s seller, or collectively “UniHost”. Landlord users shall provide accurate, complete and detailed information regarding to the accommodation for listings. Any listings shall provide a valid physical address and pricing for the accommodation. 
  7. Landlord users are not allowed to modify or charge more than the price of the booking request once any tenant users placed a booking on your listed accommodation.
  8. Landlord users who listed accommodation on UniHome’s platform shall agree to update his/her accommodation availability regularly if there is any changes or inconsistency between the listings and its availability.
  9. As a landlord user, you are free to decide on your preferred rental period, starting from a 1-month period to a 2-years period, and you shall fill it in the accommodation listings form with your preferred rental period. Further details would be displayed in such form.
  10. UniHome, in its sole discretion, reserves the right to remove any listings which is or suspected to be fraudulent and violating the terms and conditions, policy and law, without prior notification. With regard to this matter, disabling any access to the fraudulent listings, or any listings that is suspected to violate the terms and conditions, policy and law, without prior notification, is at the sole discretion of UniHome. 
  11. UniHome shall use any reasonable skill, technology and care to perform our services and verify the listings information provided by landlord users to the maximum extent permitted by law. However, UniHome cannot guarantee that all the information provided by landlord users on listings are complete, correct and accurate. Therefore, by using our sites and services, you hereby acknowledge and agree that UniHome shall not be held responsible for any errors and issues arising from this situation, and disclaims all the liability in relation to any issues arising from the inaccuracy or misleading information. All users of our sites and services shall be in sole responsibility for the accuracy, correctness and completeness of the information displayed and obtained from listings. 
  12. For a more convenience and hassle-free rental experience, UniHome shall provide e-tenancy agreement, tenancy e-renewal, e-signing and e-stamping services wherever needed by our users. 
  13. UniHome shall provide another option, which is e-viewing, (360° viewing coming soon), for any tenant users, or students currently staying at overseas, in which they are not convenient to be present for in-person viewing arrangement. E-viewing is also applicable for those who wanted to opt for this option due to Covid-19 or any other reasons.
  14. UniHome practises UniGuarantee policy, in which all the money paid by our users would be kept in escrow before the signing of tenancy agreement or your arrival/check-in at the accommodation. This means that your money would be held by UniHome first, and only released to the relevant party after the signing of tenancy agreement or your arrival and successful check-in at the accommodation. By this, we safeguard your money with us and further prevent any frauds. 
  15. Any tenant users who made bookings on the listed accommodation via UniHome’s platform shall pay a deposit payment via UniHome’s payment gateway to reserve for the accommodation. Once a deposit payment is made, the respective landlord user shall be notified and confirmed for the reservation booking within 48 hours. Upon the confirmation of bookings by landlord users, e-viewing shall be carried out and e-tenancy agreement would be prepared for review and ready for e-signature for both parties. Afterwards, a full payment shall be made within 48 hours upon reviewing the e-tenancy agreement. Then, e-signature would be made available upon full payment. As such, leaving any outstanding amount exceeding the aforementioned 48 hours would result in the forfeiture of such booking and deposit payment.
  16. In the cases where a tenant user is preferred to sign the tenancy agreement in person, instead of performing the e-tenancy agreement, then a full payment shall be made within 48 hours upon the confirmation of bookings. Such payment would be held by UniHome first, and then only released to the landlord user until when the tenant user arrived and checked-in at the accommodation. 
  17. Upon the confirmation of fully paid bookings by possible tenant users, tenant users would be connected with the landlord users for any further arrangement on, but not limited to, accommodation viewing and check-in, key handling, access card, as well as preparation of tenancy agreement.
  18. For e-tenancy renewal services, UniHome shall reach out to both landlord users and tenant users 2 months before the tenancy ends, to enquire whether if both parties would like to renew the tenancy. If yes, we would proceed to and handle the e-tenancy renewal procedures for both parties. If the result is a no due to the disagreement of either party, we would inform the respective party so that vacancy could be minimized for landlord users while tenant users could source for other accommodation prior to the expiry of tenancy agreement.
  19. If any tenant users would like to terminate their e-tenancy agreement/tenancy agreement earlier than its maturity date, then he/she shall give a notice to UniHome and his/her landlord not less than 2 months before the termination date. As such, a penalty fee of 50 % of 1-month rental shall be paid as compensation if the termination date is within the first half of the tenancy maturity date, whereas a penalty fee of 25 % of 1-month rental shall be paid as compensation if the termination date is beyond the second half of the tenancy maturity date. In the event if the tenant user would like to move out immediately, then he/she must pay a penalty fee of 1-month rental plus the fee until the move-out date. 
  20. The rental period is flexible for both landlord users and tenant users, starting from a minimum limit of 1-month period to a a maximum limit of 2-years period tenancy agreement. 
  21. For mid-term rental, UniHome only provides the following option, which is any months lesser than 12-months rental, starting from 1-month rental to 11-months rental. For standard rental, UniHome only provides the following options, 12-months/1-year rental and 24-months/2-years rental. For short-term rental, the platform fee is different from the standard rental platform fee. For more information, kindly refer to our Payment Terms of Service.
  22. If landlord users and tenant users both agree on using the e-tenancy agreement, e-signing and e-stamping service, both parties shall acknowledge and agree that UniHome is not responsible or in liability for any issues arising after the e-tenancy agreement, e-signing and e-stamping service are completed. Both landlord users and tenant users shall double check and double confirm on all the details in the e-tenancy agreement before signing on it.
  23. UniHome only provides the e-tenancy agreement and e-signing service for landlord users and tenants users with modification on the agreement before any signature is signed prior to the request and mutual agreement of both parties. UniHome is not responsible and disclaims all liabilities and any consequences arising from any of the mutual agreements made between the landlord users and tenant users, inclusive of any verbal agreement, non-verbal agreement, written agreement or any other agreement made.
  24. In certain circumstances, UniHome may require and collect a guarantor information from our tenant users and the respective tenant user shall provide an accurate and complete information of his/her guarantor to UniHome. In the event if any party disagrees or fails to provide the information as requested by UniHome, or the information provided is proved or suspected to be faulty, then UniHome, in its sole discretion, may decide to cancel the booking and refund with respect to the cancellation, return and refund policy, and/or disable the access to the listing and accommodation until the required information is obtained or clarified.  
  25. In certain circumstances, UniHome may decide, in its sole discretion, that it is necessary to cancel a booking made by tenant users through our platform for any reasons which is deemed to be reasonable by UniHome at its sole discretion. In this case, UniHome would issue a full refund to the tenant users for all of the amounts charged upon booking.
  26. By using the e-rental accommodation services @ UniHome, both landlord users and tenant users shall acknowledge and agree that UniHome is not responsible and in liability for any further rental management issues and any issues that arise after a completed booking. Landlord users and tenant users shall come into a mutual agreement between both parties on further rental management issues, including, but not limited to, manual rental payments and utilities payment. 
  27. If landlord users and tenant users would like to acquire the service on hassle-free automated rental payments and automated utilities payment, platform fees on the specific services shall be imposed upon activating the services. 
  28. Any user who is problematic, or shows any bad or poor behaviour when it comes to rental issues shall be warned. If  the situation persists, such user shall be blacklisted.  Users are free to leave a review and feedback about their rental experience on our platform through our Ratings and Reviews System. 
  29. Landlord users may choose to collect security deposits and utilities deposits from tenant users. Such deposits would be described and mentioned in each listings available for bookings. However, this shall be a manual process between the landlord users and tenant users. As such, UniHome is not a party and shall not be responsible in administering this process. In this regard, UniHome shall disclaim all liabilities and responsibilities on any issues arising from this process.
  30. Landlord users may collect the security deposits and utilities deposits from tenant users before or upon check-in. However, tenant users are advised to pay for the security deposits and utilities deposits after a tenancy agreement is signed to prevent any fraudulent practices.
  31. Landlord users are required to obtain a payment code from tenant users upon check-in and provide the payment code obtained to UniHome for the purpose of initiating and executing payout. The payout shall be executed within three working days upon the submission of payment code to UniHome by landlord users. Please note that the availability of the amount in the correspondent bank account is subject to the banker service time.
  32. Landlord users are in total responsibility to provide every detailed information of the listings, as well as personal details and banking details as requested upon filling the listings form. Any faulty or incorrect information provided, which in any way, results in the delays of payout execution or any unwanted circumstances, would be fully borne by the landlords. UniHome would not entertain any requests arising from the aforementioned situations.    
  33. Tenant users are required to provide the payment code to their respective landlords upon check-in. As such, tenant users may refer to the receipt issued by UniHome upon full payment for the payment code in terms of receipt reference number.
  34. By using the sites and e-rental accommodation services through UniHome, you shall acknowledge and agree that you, all users, landlord users, tenant users and members of our sites shall acknowledge, review, understood and and agree to the payment terms of service. 

 

Cancellation and Refund-Related Matters

  1. If a tenant user, by any ways, for any reasons, cancels a booking, either prior to or after check-in at the accommodation, then UniHome’s Cancellation, Return and Refund policy shall be applicable. If you would like to know more, please refer to our Cancellation, Return and Refund Policy for more information in this regard.
  2. If a landlord user, by any ways, for any reasons, cancels a booking, then UniHome would issue a full refund on the total amounts paid, including the platform fee and any applicable tax paid, to the respective tenant user, after subtracting the processing fee. If you would like to know more, please refer to our Cancellation, Return and Refund Policy for more information in this regard.
  3. If any tenant users would like to terminate their e-tenancy agreement/tenancy agreement earlier than its maturity date, then he/she shall give a notice to UniHome and his/her landlord not less than 2 months before the termination date. As such, a penalty fee of 50 % of 1-month rental shall be paid as compensation if the termination date is within the first half of the tenancy maturity date, whereas a penalty fee of 25 % of 1-month rental shall be paid as compensation if the termination date is beyond the second half of the tenancy maturity date. In the event if the tenant user would like to move out immediately, then he/she must pay a penalty fee of 1-month rental plus the fee until his/her move-out date. 
  4. UniHome, in its sole discretion, reserves the right of final decision on any of the matters, issues and disputes related to the cancellation and refund matters in accordance with UniHome’s cancellation, return and refund policy. The decisions by UniHome are final and no correspondence or discussion shall be entered into.  

    Gift Card

    1. All payments shall be made through the payment gateway provided by UniHome to prevent any cases of frauds.
    2. Users are unable to make any changes upon submitting the details, amounts and messages. Therefore, users are encouraged to double check on everything before submitting. 
    3. UniHome is unable to amend any details of the Gift Card after the order is placed. 
    4. Discounts are only valid if the e-Voucher are inputted before checkout.
    5. Any Gift Card purchased are non-refundable or exchangeable.
    6. UniHome, in its sole discretion, reserves the right of final decision in the event of any dispute. 

    Points & Rewards System 

    UniRewards is the points and rewards system of UniHome. The points and rewards earned by users from any spending except UniFood Points are termed as UniPoints, whereas for the spending on UniFood, users would be earning UniFood Points.

    1. UniPoints are non-transferrable in nature. This means that UniPoints issued can only be utilized by the account holder unless otherwise stated.  
    2. For every RM 1 spent on UniHome, you earn 1 UniPoint. 
    3. For 100 UniPoints, you can exchange for a voucher worth of RM 1 off for all UniHome store products. For 1000 UniPoints, you can exchange for a voucher worth RM 10 off for all UniHome store products. 
    4. The discount obtained via voucher exchange from UniPoints is only valid if it is inputted during check out.  
    5. Each individual voucher is only applicable per transaction only. Different voucher shall be used for different transaction. 
    6. The value of each individual voucher has to be utilised within one transaction, and any remaining amount will not be refunded. 
    7. Users can track their available UniPoints and voucher by logging into their respective accounts.
    8. The validity of UniPoints is as per stated in user’s account. Any amount of UniPoints which is not utilized within the given timeframe will be forfeited unless otherwise stated.
    9. 1 UniPoint-earning transaction made before the expiry date would extend the validity of UniPoints. 
    10. All unutilized UniPoints or voucher or any other discount alternatives will be expired after the expiry date and any requests related to this subject will not be entertained.
    11. All the terms and conditions stated above are applicable to UniFood Points, in which the term UniPoints is exchangeable with UniFood Points, except that 100 UniFood Points are equivalent to a voucher worth of RM 5 off for all UniFood products. For 1000 UniFood Points, you can exchange for a voucher worth of RM 50 off for all UniFood products.
    12. UniHome reserves the right to make any changes or updates on the terms and conditions of the points and rewards system without prior notification. 

    Ratings & Reviews System

    In UniHome, we believe that reviews are a critical component in building trust within our community. We want our community to have the best experience and convenience when it comes to using our platform and services. Therefore, please ensure that your reviews on UniHome are useful, informative, relevant and unbiased, so that our community could make informed decisions and expect on the possible outcomes when making their plans. 

    1. The Ratings & Review System is a system implemented by UniHome for our users to rate and review about their experience with us, such as shopping experience and rental experience.
    2. The system serves to build a platform of trust, thus providing our users a guide about what to expect when making their plans. For instance, our users could further make considerations and informed decisions prior to a booking, such as whether if the landlord is reliable or trustworthy and vice versa. 
    3. Reviews shall be useful, informative, relevant and unbiased. UniHome does not allow any individuals, groups, or entities who own or are affiliated with a listing to post reviews like biased positive reviews for their business. We also do not allow any individuals, groups, or entities to post reviews, like biased negative reviews, about their competitors. 
    4. You are not allowed to influence another’s reviews with any types of compensation. Apart from that, you are also not allowed to incentivize positive reviews or by any ways, manipulating reviews to your desired outcomes. Furthermore, you shall not intentionally close any fake deals or accept any fake reservations for the purpose of boosting your positive reviews. As such, you shall not create any other account to leave yourself a positive review and cooperating with any individuals, groups, or entities to get positive reviews. 
    5. Your reviews shall not violate any of our terms and conditions, or else it would be removed from our platform by us. Any repeated violations on our terms and conditions would lead to the suspension and termination of your membership and accounts.

    Membership & Accounts

    1. UniHome reserves the right to suspend or terminate any user’s account or membership if UniHome found out that the user is or suspected to violate any of the terms and conditions stated. With regards to this matter, any incomplete, inaccurate or fraudulent information and/or actions shall also result in the suspension and termination of membership and accounts.
    2. Any creation of more than one account by the same individual, for any purposes, shall also result in the suspension and termination of membership and accounts. 
    3. Any repeated violations on our Ratings & Reviews System Policy, or any other terms and conditions, shall also lead to the suspension and termination of membership and accounts.
    4. There are two types of user’s account or membership, namely Member Account and UniHost Account. A Member Account is any account created by a user during registration on the site whereas an UniHost Account is an account created by a user during registration through the UniHost area, and approved by UniHome. 
    5. A UniHost Account owner has access to a dedicated personal dashboard to upload products and access to sales performance analytics. A personal e-store would also be provided to the owner of the account upon successful onboarding. 

    Ownership Rights

    The UniHome platform, sites, services, and all of the content on or from UniHome, as well as all intellectual property associated with UniHome, are soley owned by UniHome and protected by the copyright, trademark, and other laws of Malaysia, such as the Copyright Act 1987. As such, you acknowledge and agree that the UniHome platform, sites, services, and all of the content on or from UniHome, as well as all intellectual property associated with UniHome, are the exclusive property of UniHome. You shall not involve in any violation of the rights of UniHome or any action that infringes such laws. Any copyright infringement, trademark infringement, service mark infringement, and any other applicable infringement, by any means, are not allowed.

    Miscellaneous

    1. UniHome, in its sole discretion, reserves the right to alter, extend or terminate any services, deals, sales, campaigns, promotions, discounts, or amend the Terms and Conditions at any time, without prior notice. Any changes would be updated on our platform and you are encouraged to check on the Terms and Conditions from time to time. 
    2. You shall acknowledge and agree that following such change, any of your continuance use or access, to our platform, sites and services, shall imply that you acknowledge, agree and accept the revised Terms and Conditions. 

    Payments Terms of Service

    Payment Terms of Service, or collectively, Payment Terms, are a binding legal agreement between you and UniHome with respect to the payment services conducted and provided, or collectively Payment Services, by our platform. Please read through the following terms of service prior to using our payment services in making your purchases, subscriptions, bookings or using our sites and services. You agree to have acknowledged the following terms of service, understood and agreed to abide and adhere to them by using payment services in making any purchases, subscriptions, bookings, or using our sites and services. If you do not agree to any of these terms of service, you shall cease accessing and using the sites and services. In the event of any discrepancy or inconsistency between the Chinese and English versions, the English version shall prevail.

    1. By using the Payment Services, you acknowledge and agree that you have read through, understand, and agree to comply with these Payment Terms.
    2. UniHome may improve and modify the Payment Services, or introduce new Payment Services from time to time. Users shall be notified about the changes through our website or UniHome platform.  
    3. The Payment Services may contain links to third-party websites or resources which are subject to different terms and conditions and privacy policies and users shall review them before using such third-party services. UniHome shall not be responsible or liable for the use of such third-party services, if any. 
    4. UniHome may impose platform fees to users and members for the purpose of ensuring the platform to be able to run smoothly. UniHome also provides 24/7 customer support and many other services in which the costs and expenses of these services are covered by the platform fees. 
    5. All platform fees are non-refundable, unless otherwise stated, and collected upon payin and payout. UniHome, in its sole discretion, reserves the right to change such fees at any times, in which UniHome would notify users and members through our platform about the fee changes before the effective date. 
    6. For our online marketplace, sellers and buyers are subject to a platform fee at a rate of 16 %+RM 2.00 per item price. For item pick-up service, it is free of charge. For the delivery fees, the rate is as specify in the terms and conditions for the section of online marketplace.
    7. In certain circumstances, UniHome does provide express delivery for certain urgent delivery cases within or nearby USM area. If you would like to opt for express delivery, please do contact us at unihome97@gmail.com or via WhatsApp at +60 16-619 8324. We would discuss the specific details for such delivery and arrange the delivery with you as soon as possible.
    8. For our e-rental accommodation services, student tenant users and student landlord users are both subject to a one-off platform fee, in which the amount shall be disclosed at cart or during checkout.
    9. For Express/Urgent Mode, in which the users require UniHome to arrange an urgent e-rental accommodation, then the platform fee shall be calculated on a rate based on the standard rental rate, however, additional charges shall apply depending on the urgency and the days of urgent arrangement. 
    10. If landlord users and tenant users would like to acquire the service on hassle-free automated rental payments and automated utilities payment, the platform fees on the specific services shall be imposed upon activating the services. For landlord users, a platform fee at a rate of 10 %+RM 48 of 1-month rental would be imposed monthly or yearly for the category under room rental whereas a platform fee at a rate of 10 %+RM 48 of 1-month rental would be imposed monthly or yearly for the category of whole unit rental. For tenant users, a platform fee at a flat rate of RM 48 would be imposed monthly or yearly for the category under room rental whereas a platform fee at a flat rate of RM 88 would be imposed monthly or yearly for the category of whole unit rental.
    11. For all the services mentioned in point 12, all payments shall be made within 7 days upon the issuance of invoice from UniHome. For any late payments in this regard, a 10 % of 1-month rental penalty fees would be imposed on the total amounts payable and such amount shall be charged weekly until the debt is paid off. 
    12. For the e-renewal service offered by our e-rental accommodation services under the category of rooms, all users are subject to a renewal fee per renewal, in which they are entitled to have a discount of 50 %, and then rounded up to the nearest significant figure that ends with 88, from the respective platform fee under the category of rooms, as mentioned in point 8, and under the category of whole units, as mentioned in point 9. For instance, the renewal fee of a room with a platform fee of RM 488 is RM 288, in which the calculations are as follows: RM 488 x 50% = RM 244, and then rounded up to RM 288.
    13. In the event if any of our student users would like to find their housemate upon completing an accommodation booking from UniHome, without any fees pending or due, shall be entitled to enjoy the free service offered through Find Your Housemate @ UniHome, and to waive the platform fee for a maximum of one time per room through  our e-rental accommodation services under the category of rooms.  
    14. By using the Payment Services, you hereby authorize UniHome to collect and store your payment method information. UniHome would save and add the payment method that you used during checkout for the purpose of user’s convenience and usage in future transaction. You further authorize UniHome to charge your payment method, either directly or indirectly, for any fees due associated with your UniHome account, inclusive of, but not limited to, any applicable taxes and uncollected amount. However, you can remove the payment method stored from your UniHome account at any time. 
    15. By using the Payment Services, you hereby authorize UniHome to make any enquiries necessary for the verification of identity and information provided. UniHome, in its sole discretion, may screen you against third-party databases or other sources, and request any necessary information for the verification purposes, including, but not limited to, a form of government identification such as identification card, driver’s license or passport. UniHome reserves the right to suspend, terminate or limit the access of users to the Payment Services if UniHome is unable to obtain the required information or verification.  
    16. In certain circumstances, your access to the Payment Services may require you to accept additional terms and conditions. In the event of any discrepancy or inconsistency between the Payment Terms and terms and conditions applicable to a specific Payment Service, the latter shall prevail unless otherwise stated. 
    17. In the event if your selected payment method’s billing currency is different from the currency that UniHome used for the Payment Services, certain additional fees may apply, including, but not limited to, international transaction fees, foreign exchange fees, currency conversion fee, and your bank’s service fee. UniHome is not responsible for any such fees and disclaims all liabilities in this regard.
    18. In certain circumstances, you may select and use a payment method for our Payment Services which may involve the use of third-party payment service providers. These third-party payment service providers involved in processing your payment method to our Payment Services may charge additional fees. As such, UniHome shall not be responsible and disclaims all liabilities in this regard. 
    19. In certain circumstances, any purchases, subscriptions, bookings, and using of the sites and services may require you to make recurring payments. By using the Payment Services in the event if recurring payments apply, you hereby acknowledge, agree and authorize UniHome to collect the total fees due and total payment due. However, you can stop a recurring payment by notifying UniHome, either in oral or in writing, at least three working days before the scheduled date of the recurring payment. In the event if you are unable to notify UniHome within three working days, then UniHome shall not be obligated to honour your request to stop any future recurring payments until you fulfill the aforementioned terms and conditions.  
    20. In the event if your payment method associated with the relevant purchases, subscriptions, bookings, or using our sites and services, is determined to be invalid, expired, unable to be charged for any reasons such as insufficient funds or spending limitations, you acknowledge and agree that you shall be remained responsible for any of the uncollected amounts. You hereby further acknowledge and agree that UniHome may charge your payment method again, or any other available payment method associated with your UniHome account to collect such uncollected amounts. Any further uncollected amount for any reason shall be subject to any available further actions to the maximum extent permitted by law. 
    21. In order to receive a payout, users are in sole responsibility to provide a valid payout method. Users shall provide every detailed information of the payout method, as well as personal details, banking details, or payout details and any other additional information as required and/or requested upon the submission of payout method. Any faulty or incorrect information provided, which in any way, results in the delays of payout execution or any unwanted circumstances, would be fully borne by the users. As such, UniHome, in its sole discretion, may place a hold, suspension, or cancellation of any payout until the required and/or requested information is provided and, if necessary, validated. UniHome would not entertain any requests arising from the aforementioned situations. 
    22. In the event if your selected payout method’s currency is different from the currency that UniHome used for the Payment Services, certain additional fees may apply, including, but not limited to, international transaction fees, foreign exchange fees, currency conversion fee, and your bank’s service fee. UniHome is not responsible for any such fees and disclaims all liabilities in this regard.
    23. In certain circumstances, you may select and use a payout method for our Payment Services which may involve the use of third-party payment service providers. These third-party payment service providers involved in processing your payout method to our Payment Services may charge additional fees. As such, UniHome shall not be responsible and disclaims all liabilities in this regard. 
    24. In the event if there are any delinquent amounts or any chargebacks associated to your selected payment method and selected payout method, you acknowledge and agree that UniHome, in its sole discretion, may levy a charge, including, but not limited to, collection fees or any applicable third-party charges, for the collection of these delinquent amounts and chargebacks. 
    25. UniHome, in its sole discretion, reserves the right to alter and amend the Payment Terms of Service at any time without prior notice.

    Cancellation, Return & Refund Policy

    Please read through the cancellation, return and refund policy as stated below. By using our services, you agree that you have acknowledged the following terms, have understood them, and have agreed to abide and adhere to them. In the event of any discrepancy or inconsistency between the Chinese and English versions, the English version shall prevail.

    Online Marketplace

    1. There is no any return/refund or exchange for online marketplace after payment is made, unless otherwise stated.
    2. In the event of any refund, we only offer to issue a refund in terms of UniPoints which is equivalent to the refund amount, and no cash refund is offered, unless otherwise stated. 
    3. If sellers were to cancel an order in which a payment is made, UniHome would refund the total payment made to the buyers within seven working days starting from the time of cancellation. The sellers shall, by any means, pay for any expenses incurred due to the refund, including but not limited to, processing fee due to the bank charges, card schemes processing fee and refund processing fee. 
    4. If buyers were to cancel an order after a payment is made, due to personal considerations, or any other whatsoever reasons, there is no any refund to the buyers. However, UniHome, in its sole discretion, may approve the refund request for certain special case not exceeding 24 hours after a payment is made, based on the sole consideration by UniHome. Such refund shall be refunded in terms of UniPoints which is equivalent to the refund amount. For any cancellation exceeding 24 hours after a payment is made, UniHome would not issue a refund to the respective buyers and any refund request would not be entertained.
    5. In the event if the product is damaged due to the careless or responsibility of UniHome, a full refund will be issued to the respective customer.
    6. UniHome shall not be responsible and liable for any dissatisfaction of products arises after purchase. If you are dissatisfied with a product bought, please contact with the owner of the items. 
    7. By using our sites and services, you understand and agree to the return and refund policy.
    8. In the event of any discrepancy or inconsistency between the Chinese and English versions, the English version shall prevail.
    9. UniHome, in its sole discretion, reserves the right to make any changes or updates on the terms and conditions of the return and refund policy without prior notification.

    UniRent

    1. In the event of any refund, we only offer to issue a refund in terms of UniPoints which is equivalent to the refund amount, and no cash refund is offered, unless otherwise stated. 
    2. If tenant users were to cancel a reservation booking after a deposit payment is made, such amount paid are non-refundable. However, if tenant users made a full payment upon reservation booking, instead of only a deposit payment, then only the amount of the deposit payment shall be forfeited and, therefore, UniHome would issue a refund comprising of the amount remaining after deducting the amount forfeited, platform fee, processing fee and any applicable tax.
    3. If tenant users were to cancel a confirmed booking anytime > 6 months before the check-in date, UniHome would issue a partial refund, which is 50 % amount of the total amount paid, excluding the platform fee and any applicable tax paid upon booking, after subtracting the processing fee. 
    4. If tenant users were to cancel a confirmed booking ≤ 6 months before the check-in date, then all the amounts paid are non-refundable. 
    5. If landlord users were to cancel a reservation booking or a confirmed booking, then UniHome would issue a refund on the total amount paid, including the platform fee and any applicable tax paid, excluding any processing fee paid, to the respective tenant users. Such refund may be in terms of the same way as how the original payment was made or in terms of UniPoints. 
    6. If landlord users were to cancel a reservation booking or a confirmed booking, the specific platform fee and any applicable tax for the accommodation category with respect to the Payment Terms of Service, shall be applicable and would be imposed. Such amount may be reflected in the next payout.
    7. For landlord users, if your tenant users cancel a booking and UniHome issues a refund to the tenant users in accordance with UniHome’s Cancellation, Return and Refund Policy, you acknowledge and agree that in the event you have already been paid,  UniHome shall be entitled to recover such refund amount from you by deducting such refund amount from any payout due to you.
    8. For landlord users, if tenant users failed to show up or cancelled a confirmed booking, you would still receive a partial payment from UniHome. For any cancellation of booking by tenant users  > 6 months before the check-in date, UniHome would issue a 25 % payout amount of the total amount paid by the tenant after deducting the platform fee and any applicable tax paid upon booking. For any cancellation of booking by tenant users ≤ 6 months before the check-in date, UniHome would issue a 50 % amount of the total amount paid by the tenant after deducting the platform fee and any applicable tax paid upon booking.
    9. Notwithstanding that the events of refund set out herein shall occur, all the processing fee paid including, but not limited to, bank processing fee, payment facilities fee and currency conversion fee are strictly non-refundable. 
    10. Notwithstanding that the events of refund set out herein shall occur, the final total refund amount refunded shall be subtracted with a 6 % processing fee due to the bank charges, card schemes processing fee and refund processing fee. 
    11. In the event of any dispute, or any matter and issue related to the cancellation and refund cases, UniHome, in its sole discretion, reserves the right of final decision. The decisions of UniHome pertaining to such dispute are final and no correspondence or discussion shall be entered into.
    12. In the event of any discrepancy or inconsistency between the Chinese and English versions, the English version shall prevail.
    13. UniHome reserves the right to make any changes or updates on the terms and conditions of the cancellation, return and refund policy without prior notification.

    Item Pick-Up & Delivery Services

    Please read through the item pick-up and delivery policy as stated below. By using our services, you agree that you have acknowledged the following terms, have understood them, and have agreed to abide and adhere to them. In the event of any discrepancy or inconsistency between the Chinese and English versions, the English version shall prevail.

    Currently, we only offer delivery services on every Saturday, starting from 10.30am to 12.30pm and 2.00pm to 5.00pm. 

    Item-pick-up services for sold items listed by sellers are free of charge, on every Saturday, starting from 9.30am to 5.00pm.

    Item Pick-Up & Delivery Policy

    Item Pick-Up Service

    1. UniHome would offer item pick-up services for sold items listed by sellers free of charge, on every Saturday, starting from 9.30am to 5.00pm.
    2. The item pick-up service is only applicable for items which is deemed to be fit enough to be fit into a transportation vehicle. The transportation vehicle aforementioned include passenger cars which falls under the category of b-segment small cars and c-segment medium cars. The decision for which an item which is deemed to be fit enough to be fit into the described transportation vehicles is to be made by UniHome at its sole discretion. In certain circumstances, UniHome may decide, in its sole discretion, at any time, that whether an item is applicable for free item pick-up service, or with additional charges for using commercial vehicles such as van, lorry and truck. In the event of this situation, UniHome would provide an alternative to the free item pick-up service for sellers with prior notification, which includes but not limited to commercial transportation service with additional charges. 

    Self-Collection & Delivery Service

    1. Buyers can choose for either self-collection or delivery service for the products bought.
    2. For self-collection service, buyers would be connected with sellers for further arrangement on self-collection service. As such, UniHome shall not be responsible or liable for any situations and issues arise from the self-collection service. Buyers shall use the self-collection service at their own risk. UniHome shall not entertain any request in this regard.
    3. UniHome offers delivery services for customers who are not convenient to opt for self-collection. The delivery fees are charged at a rate based on the distance of the delivery location and are subject to change without prior notice. However, the fee changes would not affect any orders made prior to the effective date of the fee changes.
    4. The delivery fees are subject to the size and weight of the item to be delivered. In certain circumstances, UniHome, in its sole discretion, may impose additional charges on any heavy-weight and/or large-sized items which we reasonably consider as heavy-weight or large-sized.
    5. Delivery services are currently only available to the areas of USM Main Campus & nearby USM off-campus accommodation, and the delivery process might take up to three to seven working days.
    6. Currently, we only offer delivery services on every Saturday, starting from 10.30am to 12.30pm and 2.00pm to 5.00pm. 
    7. For locations within USM main campus, a flat rate of RM 4 is charged for delivery service. For locations within desasiswa RST (Restu, Saujana, Tekun), a flat rate of RM 5 is charged for delivery services. For any off-campus locations, the rate is based on the distance of the delivery location. 
    8. UniHome shall attempt to deliver the products not more than two times only in case if the buyer is unresponsive or unable to collect, unless otherwise stated. UniHome would contact the buyers before any attempt to deliver the items.
    9. Any undelivered items upon the comfirmation of delivery services scheduled would be stored by UniHome and allowed for self-collection, not exceeding seven working days. Exceeding the aforementioned seven working days means that you forfeited your items, and the items are now solely owned by UniHome to proceed to any further procedures.
    10. Buyers are encouraged to thoroughly check on the items bought upon collecting the products. Any dispute arising after collecting the items shall not be liable to UniHome. 
    11. By using our services, you understand and agree that UniHome shall be authorized to check and validate the product for customers upon picking-up of the items. 
    12. For items collected from the sellers for delivery services, UniHome would thoroughly check on the items for buyers. Buyers are allowed to check again on the delivered items upon collecting. However, UniHome reserves the right of final decision in the event of any dispute.
    13. UniHome shall not be responsible for any damage, or whatsoever consequences on the product, that arise from the buyers’ and sellers’ side.
    14. By using our services, you understand and agree to the item pick-up and delivery policy.
    15. In the event of any discrepancy or inconsistency between the Chinese and English versions, the English version shall prevail.
    16. UniHome reserves the right to make any changes or updates on the terms and conditions of the delivery policy without prior notification.
